TERMS

1. To hold your reservation, a deposit that contains 50% of the stay rate is required We must receive a personal check, or money order and this signed/dated contract within 10 days of initial booking. Once it is received and your check has been cleared, your dates are officially reserved.
2. The balance of the rental payment and $250 security is due thirty(30)days prior to check-in or the booking will be canceled and the deposit forfeited for non payment.
3. Upon receiving your initial deposit and all required paperwork noted in Payment Schedule, your Rental Application will be submitted to the Renaissance Condominium Association for approval, once the approval is received, a rental confirmation will be mailed to you.
4. Once we receive final payment for your reservation, we will mail you a welcome packet that includes travel directions to the Renaissance property, WIFI password, Parking Permits, and the lock code to access the unit.
5. Your security amount ($250) will be mailed to you within fourteen (14) days of your departure if the following provisions have been met:
   
   

• No damage is done to the home or its contents.

• Adhere to the Renaissance Condominium Association's Rules (ATTACHED EXHIBIT A)
• Beach badges and keys supplied by owner are left on the kitchen counter upon your departure.

• No household items are missing.

• No early check-in or late checkout.

• No smoking in the house. You are permitted to smoke outdoors. Butts are to be disposed of properly and not left anywhere on the property.

• No pets were in the home.
  

CANCELLATION POLICY:

• If you cancel more than 60 days before check-in, your full deposit will be returned
• If the Renaissance Condominium Association rejects your application, the owner has the right to cancel this contract, your full deposit will be returned.
• If you cancel less than 60 days before check-in, you will forfeit your deposit.
• If you cancel less than 30 days before check-in, you will forfeit full payment and only your security will be returned.
• The first day of the rental, there will be no refunds for any reason (except security).
• No credit will be given for shortened stays due to late arrival or early departure for any reason.
• No cancellations due to weather.

ADDITIONAL TERMS:

• You must be 21 years of age to rent this home and provide proof of age, if requested.
• The home has a maximum occupancy of six (6) guests. Renters who exceed the occupancy limit and falsify occupancy information at the time of reservation are subject to eviction.
• Illegal substances are strictly prohibited and grounds for immediate eviction.
• If a personal check is returned to us for non-sufficient funds, you will be charged the amount levied by the bank for NSF charges.
• Any exceptions to the rules and regulations as written here, must be approved and signed by both parties in writing and in advance.
  
  

Force Majeure. There may be circumstances beyond our control and contemplation, in which the property might not be available for your booking. Examples of these include (but are not limited to) destruction of or severe damage to the property. In the event of Force Majeure, we will do our best to make alternative arrangements for you where possible. If we cannot, or if the alternative arrangements are not acceptable to you, then we will refund all monies paid. This will be the full extent of our liability to you in such circumstances, and we will not be responsible for any other costs connected with any such cancellation, howsoever arising.

I HAVE READ, UNDERSTAND AND AGREE TO THE TERMS, RULES AND REGULATIONS IN THIS AGREEMENT. I CERTIFY THAT I AM AT LEAST 21 YEARS OF AGE AND THAT I WILL BE HELD RESPONSIBLE FOR THE CARE OF THIS PROPERTY BEING RENTED UNDER MY NAME. I ACCEPT FULL RESPONSIBILITY FOR DAMAGES OR EXTRA CLEANING CHARGES, SHOULD THEY BE DISCOVERED DURING OR AFTER DEPARTURE.

• For rentals, occupancy is limited to 6 people (as listed on the Rental Application).
• Subleases and lease sharing are prohibited.
• For owner occupied units, residency is limited to 8 people.
• Owners are required to advise a Board member in advance when guests will occupy their unit, overnight or not, in the absence of a Unit Owner.

• Observe a safe speed limit of 5-miles per hour.
• Trailers and boats are not permitted.
• Vehicular traffic, parking, loading and unloading are not permitted in the fire lane
• (between the building and the pool).
• On those weekends and holidays when the Parking Lot gate is closed, each driver
• must close the gate after entering or exiting the Parking Lot. The gate slides east to west.
• The Parking Lot may not be used for ball playing, Frisbee tossing or other recreational activities.

• Pets are not permitted anywhere on the premises, including the Parking Lot and walkways.

• Bicycles when not in use must be placed in the bike racks under the building.
• Clothing (including bathing suits) and towels may not be hung over railings.
• Outdoor cooking is allowed only at gas grills located in the far parking lot provided by the Association. Owners/tenants are responsible for cleaning grill after each use.
• Feeding of the seagulls is not permitted due to the droppings they create.
• The use of scooters, skateboards, wagons, bicycles and similar devises on the grounds is prohibited.
• Outside (parking lot level) showers must be locked when not in use.

• The pool and pool patio may be used only by Owners, guests of Owners and Tenants (including Tenants’ Occupants and Overnight Guests as listed on the Rental Application). Tenants may not have guests who are not listed on the Rental Application use the pool or pool patio due to limited seating capacity.
• Hours of operation: 10:30 AM-1:00 PM-- Closed ½ hour for Lunch-- 1:30 PM-6:00 PM
• Remove all sand by showering before entering pool. Hose is located at pool entrance.
• All Owners’ guests and Tenants/Occupants must register with the lifeguard.
• Children under 12 are not permitted in the pool area without an adult.
• The lifeguard is responsible for enforcing the pool rules and ensuring the safety of all swimmers. The lifeguard has the authority to deny pool access to anyone disobeying the pool rules.
• Parents are responsible for minding their children at the pool and ensuring that their children obey the pool rules. The lifeguard is not a ‘babysitter’ for the children at the pool.
• The lifeguard may close the pool in the event of lightning with or without rain present.
• Food is not permitted inside the pool patio.
• Glass containers are not permitted at the pool patio. All beverages and containers must be plastic/Styrofoam.
• Small tubes, noodles, life preservers and water toys are allowed in the pool.
• Absolutely no diving is allowed. Pool at the deepest end is less than 5 feet.
• Running, ball throwing, squirting of hose are not allowed on the pool patio.
• Earphones are required for radios/CDs played at the pool.
• Children under the age of 2-years old and children not toilet trained may not use the main pool. A kiddie’s pool is available (see lifeguard). The pool water is tested every 2-hours to ensure mandated sanitation levels. If not met, the pool can not open.

• Garbage is to be removed from apartments daily and deposited in sealed plastic bags into the dumpster located by driveway entrance behind white fencing.
• Plastics & cans should be placed loose in designated recycling containers. Do not leave in plastic bags. Newspaper and magazines do not have to be tied and should be placed in designated pile.
• Please do not leave bags of plastics, cans or papers piled along the perimeter of the trash corral. After recyclables are emptied into proper recycling containers, please throw empty trash bags into dumpster.

• Nighttime or early morning noise (either from within or outside an apartment) which disturbs another Owner/Tenant is not permitted.
• Children running, using scooters or skates on upper or lower decks are not permitted.

• Tenants’ issues concerning an apartment should be discussed with the Owner or Realtor.
• Issues concerning common areas and condominium grounds should be brought to the attention of a Board Member of the Association.
• Board Members are responsible for the condominium operation. Directions received from them should be observed by all Owners and Tenants.
